How to handle it — step by step
The land register number (KW) is a unique identifier of a property in the judicial system. Format: XX1M/00012345/6, where:
- XX1M — code of the land register court
- 00012345 — sequence number
- 6 — check digit
Where to find the KW number?
- Notarial deed — the KW number is in the property purchase deed
- Property tax decision — some municipalities include the KW number
- Land register extract — at the district starostwo (geodesy department)
- GEOPORTAL portal — geoportal.gov.pl — for some plots a linked KW number can be found
- Court application — if you cannot find the number, submit an application for an extract by providing the property address at the land registers department of the district court
Online search
The ekw.ms.gov.pl portal requires you to enter the KW number — it does not allow searching by address or owner's details (personal data protection).
Don't know the number?
If you cannot find it, go to the district court (land registers department) with the property address or plot number — a court clerk will help establish the KW number.

There are two types of land registry extracts.
Current extract
- Contains the current legal status of the property
- Cancelled entries are not visible
- Sufficient in most situations (purchase, mortgage, official purposes)
- Cheaper: 20 PLN (online) / 30 PLN (court)
Full extract
- Contains the full history of all entries — including cancelled ones
- Shows previous owners, cancelled mortgages, encumbrances
- Needed to analyse the legal history of the property
- More expensive: 50 PLN (online) / 60 PLN (court)
What does a land register contain?
A land register has 4 sections:

Which extract for which purpose?
- Buying a property: current extract (+ check sections III and IV)
- Taking out a mortgage: the bank usually requires a current extract
- Researching property history: full extract
- Inheritance matters: full extract (history of owners)

The fastest way to obtain a land registry extract is the Electronic Land Registers portal (ekw.ms.gov.pl).
How to submit an online application?
- Go to ekw.ms.gov.pl
- Click Submit extract application
- Enter the land register number (e.g. WA1M/00012345/6)
- Choose the type of extract: current (20 PLN) or full (50 PLN)
- Provide your details (first name, surname, address)
- Pay online (card, bank transfer, BLIK)
- Download the extract in PDF format — available immediately

On the ekw.ms.gov.pl portal you can also browse the content of the land register free of charge (without downloading an official extract). Just enter the KW number and click Browse.

If you need an extract with the court's seal or do not know the KW number, go to the district court (land registers department) competent for the location of the property.
How to submit an application at court?
- Go to the district court — land registers department
- Complete the KW-ODPIS form (available at court or on gov.pl)
- Enter the KW number (if known) or the property address
- Choose the type of extract: current (30 PLN) or full (60 PLN)
- Pay — revenue stamps (bought at the court cashier or online) or bank transfer
- Submit the application at the court's filing office
Deadline
You receive the extract from court:
- On the spot: some courts issue the extract straight away (same day)
- By post: within 7 working days
When to go to court?
- You do not know the KW number — a court clerk will help find it
- You need an extract with the court's seal (some institutions require this)
- You are unable to submit an application online

Exemptions from the extract fee apply to, among others:
- Government and local government administration bodies
- Courts and prosecution
- Court enforcement officers
Natural persons are not exempt from the fee.

Online (ekw.ms.gov.pl)
- Extract in PDF format available immediately after payment
- Download and save to disk
- You can print multiple times — a printout has the force of an official document
- The download link is active for a limited time — download immediately
At court
- On the spot: some courts issue the extract straight away (same day)
- By post: within 7 working days of submitting the application
- In person: arrange collection at the land registers department
Legal force
- An online extract from ekw.ms.gov.pl has the same legal force as a court extract with seal
- An extract is valid indefinitely, but institutions may require a current extract (e.g. not older than 3 months)

The online extract contains a verification code — anyone can check its authenticity on ekw.ms.gov.pl.

After completion
After receiving the extract, check that the data is current and correct. Pay particular attention to section III (encumbrances) and section IV (mortgages).
If you need to enter a new owner, mortgage or other change in the KW, submit a KW-WPIS application at the land register court. Fee: from 100 to 200 PLN.
